Project Overview
Tsz Wan Shan Shopping Centre is our first Asset Enhancement project. The enhancement work, which began in 2005, is progressing on schedule. We have remodeled the centre's formerly vacant 5th and 6th floors into a high street shopping environment. This has energised the centre with a range of brand name shopping and dining choices for customers. The installation of escalators from the bus terminus at Wai Wah Street has increased traffic flow by providing direct access to these floors. New Chinese restaurants on the 4th and 7th floors and the conversion of a vacant management office on the 7th floor into additional shops and a medical zone is expected to further increase customer flows to these higher floors. These improvements have had a positive effect on existing tenants who are upgrading their shop front designs, quality of service and range of products to meet customer aspirations.

Turnaround Tactics
In the past, customers wanting to access higher floors of the shopping centre could only take an escalator inside the centre after entering from the 3rd floor entrance at Wai Wah Street. The installation of new escalators from the bus terminal at Wai Wah Street has reversed the travel patterns and provides direct access to the 5th floor of shopping centre. Thousands of shoppers travel on the new escalators daily, generating an increased footfall to the centre's higher floors.

Shopping Centre Profile
The shopping centre opened in 1997 and comprises an 8-storey retail building, two fresh food markets and three carpark buildings which provide about 950 carpark spaces in total. The centre has a floor area of approximately 220,000 square foot.

Located at the heart of Tsz Wan Shan District with its housing estates and the territory's first school village, the shopping centre is a focal point for local communities, offering retail opportunities to over 100,000 people in the Wong Tai Sin and Diamond Hill areas. The shopping centre is accessed through the Yuk Wah Street and Wai Wah Street entrances. The public transport interchange at Wai Wah Street provides transportation services to residents and shoppers alike.
