When was The Link Management established?

A:

The Link Management was incorporated in February 2004. In March 2005, we assumed the management functions for the 180 retail and carpark facilities divested by the Hong Kong Housing Authority (HKHA). The Link REIT was listed on the Stock Exchange of Hong Kong on 25 November 2005, as part of a divestment exercise by HKHA. 100% of the units of The Link REIT were sold at the Initial Global Offering. The Link Management has since changed from a HKHA's subsidiary to the manager and a wholly-owned subsidiary of The Link REIT. The Link REIT beneficially owns the divested properties and boasts a sizeable unitholder base comprising solely private investors.

A:

Taking into account the unique characteristics of individual retail facilities, we are gradually rolling out a host of measures to:

  • enhance trade mix to meet residents' daily needs and complement their lifestyles
  • raise the quality of our customer services
  • increase the attractiveness in physical appearance with value-adding asset enhancement works
  • improve the overall shopping atmosphere by organising a variety of publicity and promotional activities

By enhancing our facilities' overall appeal, these measures will benefit shoppers, tenants and unitholders alike.

How do tenants benefit from you as the manager of the facilities?

A:

We recognise the key role our tenants can play in contributing to a dynamic business environment. We work in partnership with them to enhance the overall appeal to shoppers and create more business opportunities. We also endeavour to increase the value of our facilities by enhancing operational efficiency, increasing visitor flow, and improving shopper experience.

Q:

I want to renew my shop's tenancy agreement, which is due for expiry soon. How can this be done?

A:

Our staff would approach you before the expiry of your tenancy, assist you on procedural steps and give you enough time to consider the terms of the new tenancy before both sides commit.

Q:

How does your rent adjustment mechanism work?

A:

Our rent is set with reference to the market and individual circumstances of each shop. This is in line with market practice.

Q:

What is the arrangement of rental level for the following tenants?

  1. Eligible non-profit-making kindergartens and welfare organisations
  2. Tenants who acquired the re-letting right of their shops through premium tender in previous years
A:
  1. To ensure that the needs of the community are met, non-profit-making kindergartens and welfare organisations which previously benefited from the HKHA's concessionary rental policy can continue to enjoy rent at concessionary terms.
  2. For tenants who acquired the re-letting right of their shops through premium tender in previous years, we will act in line with the established practice of the HKHA.
Q:

How can rent payment be made?

A:

Tenants can pay rent by cash or cheque at the Management Office. Crossed cheques should be made payable "The Link Management Limited". Tenants can also pay rent through The Link Credit Card.
